Methodology

Preconstruction – Tender Process

A set of tender documents will be prepared for each section of work and will include construction drawings and specifications provided by the Designer/Architect & associated Project Engineers, along with the Z.E.I. Project Management “Invitation To Bid”, “Proposed Construction Schedule” and specific “Scope of Work” outlining project requirements. During the tender stage we will:

  • Answer any questions during bidding

  • Receive any Addenda issued by the Design/Architect or the consulting Engineers and review for constructability and potential effect on the Budget & Schedule. Once reviewed, issue Addenda & Clarifications as required.

  • Receive and analyze sub‐trade tender submissions.

  • Conduct post‐tender meetings to ensure complete compliance with the project requirements.

  • Process “Bid Analysis” documents for use in awarding the contracts.

  • Negotiate any further savings or alternates with all savings being passed entirely to the owner.

  • Process sub‐trade Work Orders and supplier Purchase Orders.

  • Ensure that all sub‐trades have adequate liability insurance & are in good standing

Construction & Follow-Up

During this phase we will execute the duties associated with overall construction management and contract administration including:

  • Coordinate, supervise and manage all aspects of the construction program.

  • Ensure all work is in conformity with the contract documents.

  • Prepare and update cost control & overall scheduling reports for presentation on a monthly basis.

  • Prepare & update the working schedule, ensuring that all sub‐trades meet the objectives as laid out.

  • Conduct weekly site meetings with the Project Team & Sub‐trade Representatives to discuss all issues and problems pertaining to the implementation and scheduling of the construction program.

  • Arrange for direct material purchases and hiring of site labour where appropriate to the economies of the project. Oversee & supervise all directly hired labour.

  • Issue site instructions, clarifications and Change Orders.

  • Coordinate site inspections by the Designer, Engineering Consultants & City of Vancouver Inspectors.

  • Review and approve all payment claims submitted by the sub‐trades and material suppliers.

  • Prepare ongoing and final project accounting reports and progress draws.

  • Prepare a Final Deficiency List with instructions to the Sub‐Trades regarding correction ensuring that the work is completed in an acceptable manner.

  • Oversee & coordinate the commissioning of all mechanical & electrical equipment

  • Compile a comprehensive Owners Manual with all project close‐out documentation, instruction manuals and warranty paperwork.

  • Organize training sessions as required for the operation of all equipment, appliances, and electronic devices etc.

Our proprietary Budget & Tracking System was designed to provide you with a Construction Program customized to meet the individual and specific requirements of your construction project. Our program allows us to provide you with updated cost control & overall scheduling reports for presentation on a monthly basis.

Our Project Management Program is entirely transparent therefore you only pay for the services and materials utilized We provide lump sum costs for our direct services, based exclusively on the scope of work. As such we do not have the common conflict of interest related to percentage mark-ups. This allows us to work in your best interest and in the best interest of the project. You will enjoy the financial benefits of paying contractor’s pricing on all work and materials.

Besides the different members of our team who will service your project, our Owner, David Luksha, will be personally involved as Senior Project Manager. As the designated contact person, David will be constantly available to respond to your needs and the requirements of the construction entire program. From the outset of your project, we will set up a site office, complete with phone, computer and internet equipment, allowing for constant communication with site personnel. This communication extends to the entire project team, designer, consultants, sub-trades, vendors and of course, yourself. It is important to note that David will be personally available for any, and all project related issues.
